    How much loan can you expect

    Most lenders finance 75% to 90% of the agreement value and keep total EMIs within roughly half of your net monthly income. On the entry 2 BHK at ₹76 Lakhs with a 20% down payment, a 20-year loan at 7.50% p.a. works out to an EMI in the region of ₹48,980 a month. On the 3 BHK Smart at ₹86 Lakhs on the same terms it is about ₹55,425 a month. Both figures exclude registration, stamp duty, GST and statutory charges, which are payable from your own funds.

    Salaried applicants are assessed on take-home income, running EMIs and credit score. Self-employed applicants are assessed on two to three years of filed returns. A co-applicant with independent income usually raises the sanctioned amount, and a woman co-owner can attract a small rate concession at several lenders.

    How disbursement works on an under-construction home

    Vinayak 21 Acres is under construction with possession scheduled for March 31, 2032, so the loan is released in stages against construction milestones rather than in one go. Until the loan is fully disbursed you pay pre-EMI, which is interest on the amount released so far. Full EMI starts once the last tranche is drawn. Because the project is already approved by the lenders and registered under WBRERA for both launched phases, the bank's legal and technical checks are complete and your file is assessed on your own income profile alone. Sanction typically lands in seven to ten working days after the agreement is signed.

    Three ways to cut what the loan costs you

    First, shorten the tenure rather than reducing the EMI whenever your income rises. Moving a 30-year loan to 20 years typically saves several times the annual EMI in total interest. Second, make one extra part-payment a year. Floating-rate home loans to individuals carry no prepayment penalty, so an annual bonus routed into the principal compounds in your favour. Third, watch the rate after sanction. If the lender's published rate drops but yours does not follow, ask for a conversion to the current card rate - most banks allow it for a small one-time fee, which usually pays for itself within months.

    EMI = P x r x (1+r)^n / ((1+r)^n - 1), where P is the loan amount, r is the monthly interest rate (annual rate divided by 12 and by 100) and n is the number of monthly instalments. The calculator on this page applies the same reducing-balance formula.
