    What the possession date actually means

    Phase I: Towers 1A and 1B

    Phase I is registered under WBRERA/P/SOU/2026/004147 and covers Towers 1A and 1B. Both are launched and open for booking, and both carry the 31 March 2032 possession date. Phase I has its own clubhouse allocated to it, which matters more than buyers usually expect in a 10-tower township: residents of the first phase are not left waiting for the entire 18.9-acre development to finish before recreation facilities open.     Phase II: Towers 2A, 2B and 2C

    Phase II is registered under WBRERA/P/SOU/2026/004275 and covers Towers 2A, 2B and 2C. These three towers were registered with West Bengal RERA in May 2026, alongside Phase I, and share the same declared possession date of 31 March 2032. Phase II also carries a separate clubhouse. Because both phases were registered in the same month and declared the same handover date, there is no staggered possession gap being sold here: the promoter has committed to a single township-level date across all five launched towers.

    Why the date is 2032 and what happens in between

    A six-year runway looks long if you are comparing it to a single standalone tower. It is normal for a phased township of this size, where common infrastructure - the three-acre central green, the internal road network, water and power systems, the Olympic-style running track and the football ground - is built in parallel with the residential blocks rather than bolted on at the end.

    Promoters generally file a conservative date because RERA penalises overshooting it, not undershooting it. Construction progress against each registration is disclosed quarterly on the regulator's portal, so you can track slippage or acceleration in near-real time instead of relying on a sales update.     What RERA gives you if possession is delayed

    If the promoter fails to hand over by the declared date, the Act gives the allottee two routes. You may withdraw from the project and claim a refund of the full amount paid along with interest and compensation, or you may stay in the project and claim interest for every month of delay until possession is actually handed over. The interest rate is prescribed by the state authority rather than negotiated in the builder's agreement.

    A revision of the declared date is not something a promoter can do quietly through a circular to buyers. Any extension has to be sought from and recorded with WBRERA. That is the practical reason to insist that the registration number, not a brochure, is the document your decision rests on.     The handover process, step by step

    Handover at a project of this scale runs in a predictable sequence. The promoter completes construction of the tower and applies for the completion or occupancy certificate from the competent authority. Once that certificate is issued, the promoter issues a possession intimation letter to each allottee, along with the final demand covering the last construction-linked instalment, registration and stamp duty, and any statutory charges.

    The allottee then carries out a snag inspection of the apartment, records defects, and takes keys after the snags are closed. Registration of the deed of conveyance follows, and the maintenance handover to the apartment owners' association happens over the following months. The defect liability period under RERA runs for five years from possession, during which structural defects and workmanship issues are the promoter's responsibility to rectify at no cost.

    What buyers should check before booking

    Match the tower named in your allotment letter to the correct registration number: 1A and 1B fall under WBRERA/P/SOU/2026/004147, while 2A, 2B and 2C fall under WBRERA/P/SOU/2026/004275. Confirm that the possession date written into your agreement for sale reads 31 March 2032 and not a later internal date.
