What the possession date actually means
Under the Real Estate (Regulation and Development) Act, a promoter cannot advertise or sell an apartment in a registered project without declaring the date by which the apartment, plot or building will be handed over to the allottee. That declared date becomes part of the registration record and, in practice, part of your agreement for sale. For Vinayak 21 Acres, that date is 31 March 2032.
This is different from a completion certificate date, a fit-out date, or a construction milestone quoted by a sales team. Handover follows the receipt of the completion or occupancy certificate from the competent authority, after which the promoter issues possession letters to allottees who have cleared their dues. A declared date that sits on a public register is the only date worth planning your finances around, because it is the only one the regulator will hold the promoter to.
